AN ORDINANCE REZONING PROPERTY IN ACCORDANCE
WITH ARTICLE XXIX CHANGES AND AMENDMENTS,
SECTION 1 OF ORDINANCE #179, ZONING ORDINANCE
OF THE CITY OF NORTH RICHLAND HILLS, TEXAS,
PASSED, APPROVED, AND ADOPTED BY THE PLANNING
AND ZONING COMMISSION AND THE CITY COUNCIL OF
THE CITY OF NORTH RICHLAND HILLS, NOVEMBER 13, 1967,
AS AMENDED JANUARY 27, 1975
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING THE FOLLOWING RECOMMENDATION
IS SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY
THE PLANNING AND ZONING COMMISSION:
RESOLVED that on Case No. PZ-83-62 the following described property shall
be rezoned from Agricultural to 1F-9-1500.
BEING 26.79 acre tract of land out of a 40.67 acre remainder tract of
land originally deeded to H.M. Howe and wife as a 113.0 acre tract of
land as recorded in Volume 3579, Page 167, D.R.T.C.T.,;
COMMENCING at the northwest corner of said original 113.0 acre tract of
land, said corner also being the northwest corner of said Stephen
Richardson Survey;
THENCE South 00 degrees 16 minutes West along the west line of said 113.0
acre tract of land and said Stephen Richardson Survey a distance of
330.57 feet to the POINT OF BEGINNING:
THENCE South 89 degrees 44 minutes East a distance of 153.57 feet to a
point for corner;
THENCE North 00 degrees 16 minutes East a distance of 19.59 feet to a
point for corner;
THENCE South 88 degrees 20 minutes East a distance of 562.14 feet to a
point for corner on a curve to the left whose center bears North 71
degrees 20 minutes 28 seconds East a distance of 855.44 feet;
THENCE along said curve to the left, through a central angle of 5 degrees
59 minutes 35 seconds, a distance of 89.48 feet to the point of tangency;
THENCE South 24 degrees 39 minutes 07 seconds East a distance of 8.27
feet to a point for corner;
THENCE South 88 degrees 20 minutes East a distance of 796.81 feet to a
point for corner;
THENCE North 00 degrees 16 minutes a distance of 633 feet to a point for
corner;

THENCE South 89 degrees 44 minutes East a distance of 135.00 feet to a
point for corner, said point for corner lying in the east line of said
113.00 acre tract of land;
THENCE South 00 degrees 16 minutes West along the east line of said
113.00 acre tract of land a distance of 664.82 feet to a point for
corner, said point for corner lying in the south line of said 40.67 acre
remainder tract out of said original 113.00 acre tract of land;
THENCE North 88 degrees 20 minutes west along the south line of said
40.67 acre remainder tract of land a distance of 1,684.50 feet to a point
for corner, said point for corner lying in the west line of said 113.0
acre tract of land and the west line of said Stephen Richardson Survey;
THENCE North 00 degrees 16 minutes East along the west line of said 113.0
acre tract of land a distance of 721.43 feet to the POINT OF BEGINNING,
and containing 1,166,787 square feet 26.786 acres of land, more or less.
This property is located on the south side of Wilson Lane and is bounded
on the south by Green Valley Estates.
APPROVED BY THE PLANNING AND ZONING COMMISSION THIS 17th DAY OF NOVEMBER.
