ORDINANCE NO. 1030
AN ORDINANCE REZONING PROPERTY IN ACCORDANCE
WITH ARTICLE XXIX CHANGES AND AMENDMENTS,
SECTION 1 OF ORDINANCE #179, ZONING ORDINANCE
OF THE CITY OF NORTH RICHLAND HILLS, TEXAS,
PASSED, APPROVED, AND ADOPTED BY THE PLANNING
AND ZONING COMMISSION AND THE CITY COUNCIL OF
THE CITY OF NORTH RICHLAND HILLS, NOVEMBER 13, 1967,
AS AMENDED JANUARY 27, 1975
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING THE FOLLOWING RECOMMENDATION
IS SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY
THE PLANNING AND ZONING COMMISSION:
RESOLVED that on Case No. PZ-83-33 the following described property shall
be rezoned from Agriculture and Multi-Fdmily to 1F-9-1500-0ne Family
Dwellings.
The following described tract or parcel of land situated in the William Cox
Survey, Abstract 321, Tarrant County, Texas and being a portion of a 50.924
acre tract as recorded on Page 448, Volume 6699, Tarrant County Deed
Records. and being more particularly described as follows:
BEGINNING at the Southeast corner of a 49.218 acre tract of land as
recorded on Page 448, Volume 6699, Tarrant County Deed Records , and being
South 00 degrees 03 minutes 05 seconds East a distance of 1339.99 feet and
North 89 degrees 50 minutes 15 seconds West a distance of 25.00 feet from
the Northeast corner of said 50.924 acre tract of land for the POINT OF
BEGINNING, said point also being the Northeast corner of a 1.0 acre tract
as recorded on Page 53. Volume 4481, Tarrant County Deed Records, and being
in the West line of County Road No. 3076 (Smithfield-Keller Road).
THENCE South 89 degrees 32 minutes 20 seconds West along a fence and along
the North line of said 1.0 acre tract a distance of 299.73 feet to an old
iron rod and the Northwest corner of said 1.0 acre tract and also being the
Northeast corner of Briarwood Estates, to the City of North Richland Hills.
Tarrant County. Texas according to plat recorded on Page 9, Volume 388-84.
Tarrant County Deed Records;
THENCE South 89 degrees 39 minutes West along a fence and along the North
line of said Briarwood Estates a distance of 867.43 feet to an old iron
rod;
THENCE North 89 degrees 22 minutes 30 seconds West along a fence and along
the North line of said Briarwood Estates a distance of 195.79 feet to an
old iron rod;
THENCE North 87 degrees 47 minutes 55 seconds West along a fence and along
the North lien of Briarwood Estates, 2nd filing. City of North Richland
Hills. Tarrant County, Texas according to plat recorded on Page 21. Volume
388-91. Tarrant County Deed Records a distance of 265.27 feet to an old
iron rod at the Southwest corner of said tract as recorded on Page 448.

THENCE North 00 degrees 16 minutes West along the East line of a 20.0 acre
tract recorded on Page 636, Volume 3474, Tarrant County Deed Records, a
distance of 1302.89 feet to an old iron rod in the South R.O.W. line of
Starnes Road;
THENCE North 89 degrees 44 minutes 35 seconds East along the South R.O.W.
line of Starnes Road a distance of 589.34 feet to an iron rod for corner;
THENCE South 00 degrees 16 minutes 00 seconds East a distance of 1043.54
feet to an iron rod for corner;
THENCE North 89 degrees 44 minutes 35 seconds East a distance of 1039.63
feet to an iron rod in the West R.O.W. line of Smithfield-Keller Road for
Corner;
THENCE South 00 degrees 03 minutes 05 seconds East along the West R.O.W.
line of Smithfield-Keller Road a distance of 271.26 feet to an iron rod
being the PLACE OF BEGINNING and containing 24.26 acres of land more or
less.
This property is an "L" shape tract of land located on the south side of
Starnes Road, approximately 1.044 feet west of Smithfield Road, bounded on
the south by Briarwood Estates, and extends eastward to Smithfield Road and
has approximately 271 foot frontage on Smithfield Road.
