ORDINANCE NO. 700
AN ORDINANCE REZONING PROPERTY IN ACCORDANCE
WITH ARTICLE XXIX CHANGES AND AMENDMENTS,
SECTION 1 OF ORDINANCE 179, AONING ORDINANCE
OF THE CITY OF NORTH RICHLAND HILLS, TEXAS,
PASSED, APPROVED AND ADOPTED BY THE PLANNING
AND ZONING COMMISSION AND THE CITY COUNCIL
OF THE CITY OF NORTH RICHLAND HILLS, NOVEMBER
13, 1967, AS AMENDED JANUARY 27, 1975
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING THE FOLLOWING RECOMMENDATION
IS SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY
THE PLANNING AND ZONING COMMISSION:
RESOLVED that on Case PZ 78-8 the following described property shall
BE rezoned from Local Retail to Commercial
BEING a tract or parcel of land situated in the City of North Richland
Hills, Tarrant County, Texas and being part of the W.W. Wallace Survey,
Abstract 1606, and being more particularly described as follows:

BEGINNING at a point for corner at the intersection of the Southeasterly
line of State Highway 121 and the Easterly line of the Texas Electric
Service Company right-of-way, said point also being the Northeast corner
of a tract of land described as the second tract conveyed by Mrs. Marsh
Calloway et al to Texas Electric Service Company and recorded in Volume
1947, Page 169, of the Deed Records of Tarrant County, Texas;
THENCE North 47 degrees 46 minutes 30 seconds East along the said South-
easterly line of State Highway 121, a distance of 2021.82 feet to a
point for corner;
THENCE North 47 degrees 51 minutes 45 seconds East and continuing along
said Southeasterly line of State Highway 121, a distance of 307.80 feet
to a point for corner;
THENCE South 42 degrees 08 minutes 15 seconds East a distance of 160.00
feet to the beginning of a curve to the right;
THENCE in a Southeasterly, Southerly and Southwesterly direction along
said curve to the right having a radius of 429.00 feet; a central angle
of 45 degrees 00 minutes and an arc length of 336.94 feet to the end of
said curve to the right;
THENCE South 2 degrees 51 minutes 45 seconds West a distance of 218.31
feet to the beginning of a curve to the left;
THENCE in a Southwesterly, Southerly, and Southeasterly direction along
said curve to the left having a radius of 571.0 feet a central angle of
40 degrees 52 minutes 00 seconds an arc length of 407.27 feet to the end
of said curve to the left;

feet to a point for corner;

feet to a point for corner in the Northeast corner of Cagle Street
dedicated by deed recorded in Volume 4615, Page 552;
THENCE South 89 degrees 43 minutes 20 seconds West, a distance of 50.0
feet along the North line of said Cagle Street to a point for corner;
THENCE North 0 degrees 16 minutes 35 seconds West, a distance of 0.11 feet
to a point for corner;
THENCE South 39 degrees 43 minutes 20 seconds West, a distance of 695.86
feet to a point for corner;
THENCE North 0 degrees 19 minutes 45 seconds West, a distance of 276.62
feet to a point for corner;
THENCE South 89 degrees 43 minutes 20 seconds West, a distance of 467.19
feet to a point for corner;
THENCE South 0 degrees 19 minutes 45 seconds East a distance of 417.52
feet to a point for corner in the North line of a tract of land conveyed
to Saint John the Apostle Catholic Church by deed recorded in Volume
2953, Page 140, of the Deed Records of Tarrant County, Texas;
THENCE South 89 degrees 43 minutes 20 seconds West along the North line of
said Catholic Church tract, a distance of 671.52 feet to a point for corner,
said point being the Northwest corner of said Catholic Church tract;

THENCE South 0 degrees 19 minutes 45 seconds East along the East line of
said Catholic Church tract, a distance of 399.22 feet to a point for corner
in the North line of Glenview Drive;
THENCE South 89 degrees 43 minutes 20 seconds West along the North line of
Glenview Drive, a distance of 50.00 feet to a point for corner, said point
being the Southeast corner of a tract of land conveyed to Richland Hills
United Methodist Church by deed recorded in Volume 2650, Page 247, of the
Deed Records of Tarrant County, Texas;
THENCE North 0 degrees 19 minutes 45 seconds West along the East line of
said Methodist Church tract, a distance of 399.22 feet to a point for corner;
THENCE South 89 degrees 43 minutes 20 seconds West along the North line of
said Methodist Church tract, a distance of 479.70 feet to a point for corner
in the East line of said Texas Electric Service Company right-of-way;
THENCE North 0 degrees 24 minutes 25 seconds West along the East line of
said Texas Electric Service Company right-of-way, a distance of 1012.68
feet to the POINT OF BEGINNING and containing 91.6501 acres.
This property is located South of Kircher Pontiac and East of Grapevine
Highway.
