ORDINANCE NO. 706
AN ORDINANCE REZONING PROPERTY IN ACCORDANCE
WITH ARTICLE XXIX CHANGES AND AMENDMENTS,
SECTION 1 OF ORDINANCE #179, ZONING ORDINANCE
OF THE CITY OF NORTH RICHLAND HILLS, TEXAS,
PASSED, APPROVED AND ADOPTED BY THE PLANNING
AND ZONING COMMISSION AND THE CITY COUNCIL
OF THE CITY OF NORTH RICHLAND HILLS, NOVEMBER
13, 1967, AS AMENDED JANUARY 27, 1975
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING THE FOLLOWING RECOMMENDATION
IS SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY
THE PLANNING AND ZONING COMMISSION:
RESOLVED that on Case PZ 78-9 the following described property shall
BE rezoned from Agriculture to 1F-9-17 One Family Dwelling.
ALL that certain tract or parcel of land lying and being situated in the
Wm. Cox Survey, Abstract 321, City of North Richland Hills, Tarrant
County, Texas, and being part of 60.0 acre tract of land as conveyed
to J.F. Hewitt, et ux, by deed recorded in Volume 1549, Page 367, Deed
Records, Tarrant County, Texas, and further described by metes and bounds
as follows:

BEGINNING at a point in the West R.O.W. line of Keller-Smithfield Road
(County Road #3076), said point being, by deed description, a distance
of 941 varas East and 322.42 varas North of the Southwest corner of said
Wm. Cox Survey;
THENCE North 89 degrees 52 minutes West, passing a steel rod at 5.0 feet,
the Northeast corner of Lot 1, Block 1, Briarwood Estates as recorded in
Volume 388-84, Page 9, Deed Records, Tarrant County, Texas, and continuing
with the North line of said Block 1, Briarwood Estates, a total distance
of 209.4 feet to a steel rod for corner, said point being the Northwest
corner of Lot 3, Block 1, said Briarwood Estates;
THENCE North 0 degrees 15 minutes West with the East line of Lot 4, Block
1, said Briarwood Estates a distance of 105.0 feet to a steel rod for
corner; said point being an interior angle of Lot 9, Block 1, said
Briarwood Estates;
THENCE South 89 degrees 52 minutes East with the South lot line of Lot 9
and Lot 12, Block 1, said Briarwood Estates, passing a steel rod at 204.4
feet, the Southeast corner of Lot 12, Block 1, said Briarwood Estates,
and continuing a total distance of 209.4 feet to a point for corner;
THENCE South 0 degrees 15 minutes East a distance of 105.0 feet to the
place of beginning and containing 0.50 acre of land, more or less.
This property is located West of Smithfield Road and approximately 115.0
feet North of Noneman street.
