AN ORDINANCE REZONING PROPERTY IN ACCORDANCE WITH ARTICLE XXIX CHANGES AND AMENDMENTS, SECTION 1 OF ORDINANCE #179, ZONING ORDINANCE OF THE CITY OF NORTH RICHLAND HILLS, TEXAS, PASSED, APPROVED, AND ADOPTED BY THE PLANNING AND ZONING COMMISSION AND THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS, NOVEMBER 13, 1967, AS AMENDED JANUARY 27, 1975 AFTER APPROPRIATE NOTICE AND PUBLIC HEARING, THE FOLLOWING RECOMMENDATION IS SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY THE PLANNING AND ZONING COMMISSION: RESOLVED that on Case No. PZ 79-7 the following described property shall be rezoned from Multi-Family to Local Retail-Specific Use-Sale of Alcoholic Beverages. BEING a 1.825 acre tract of land out of the E.S. Carder Survey, Abstract No. 308, and being a portion of a tract of land conveyed to Miller-Epoch Corporation, by deed recorded in Volume 6630, page 945, Tarrant County Deed Records, described by metes and bounds as follows: BEGINNING at the northwest corner of this tract said point being South o degrees 03 minutes 28 seconds West 478.10 feet from the northeast corner of Lot 7, Block C, Richland Oaks Addition, 3rd Filing, as recorded in Volume 388-7, page 81. THENCE South 89 degrees 35 minutes East 245.95 feet to an iron pin; THENCE South 48 degrees 22 minutes 12 seconds East 104.23 feet to a point in the northwesterly R.O.W. of State Highway No. 121..A; THENCE along the northeasterly R.O.W. the following courses and distances: South 41 degrees 37 minutes 48 seconds West 66.0 feet to an iron pin, South 40 degrees 12 minutes 30 seconds West 156.99 feet to a Texas Highway Department monument, South 89 degrees 32 minutes 13 seconds West 14.00 feet to an iron pin, South 33 degrees 21 minutes 13 seconds West 90.80 feet to an iron pin, South 45 degrees 22 minutes 37 seconds West 147.63 feet to an iron pin, North 89 degrees 44 minutes 28 seconds West 10.00 feet to an iron pin in the east line of Richland Oaks Addition, 3rd Filing, to the City of North Richland Hills as recorded in Volume 388-7, page 81, Plat Records Tarrant County; THENCE leaving the northwesterly R.O.W. line of said State Highway No. 121-A, North 00 degrees 03 minutes 28 seconds East along the east line of said Richland Oaks Addition 420.08 feet to the Point of beginning and containing 1.825 acres of land. This property is located on the North side of Airport Freeway, directly across from Steak and Ale Restaurant.
