BEING all that certain lot, tract or parcel òf land in Tarrant County, Texas,
out of the T.K. Martin SurveY, Abstract No. 1055, and .being more particularly
described as follows:. .
BEGINNING at the. northeast corner of a 32.5 acre tract of land ,out of the T.K.
. Martin Survey described by metes and bounds in a deed of trust dated December 5,
1939 and recorded in Volume 359, Page 571, Deed of Trust Records, Tarrant County,
Texas;
BEGINNING at a point 505.5 varas south of·the northeast corner of the T.K. Martin
Survey;
THENCE North 88 degrees, 35 minutes West a distance of 25 feet to a point on the
West line of County Road No. 3035, said point being the Place of Beginning of the
northeast corner of the tract herein described; .
THENCE North 88 degrees, 35 minutes West a distance of 350 feet to a point being
North 1 degree 25 minutes East a distance of 20 feet from the northeast corner of
a tract of land out of the. T.K. Martin Survey, conveyed by O.H. Fry, et ux, to
Mack A. Wilson, et ux, by deed described by metes and bounds in .Deed dated August
11, 1958, and recorded in Volume 3235, Page 232 of the Deed Records of Tarrant
County, Texas, said point being the northwest corner of the tract herein described;
THENCE South 1 degree 25 minutes West a distance of 120 feet with the east line of
said Wilson tract to an iron pin set for corner;
THENCE South 88 degrees, 35 minutes East a distance of 350 feet to the point of
intersection with the west line of County Road No. 3035 said point being the south-
east corner of the tract herein described;
THENCE North 0 degrees, 54 minutes East a distance of 120 feet with the west line
of County Road 303? to the place of beginning and containing 0.964 acres of land;

Said conveyance being subject to a right-of-way easement to said Wilson
tract granted in a Warranty Deed dated August 11, 1958, recorded in Volume
3235, Page 232, Deed Records, Tarrant County, Texas.
