Condemnation of sewer easement across a 55 acre

advising that the property owners in his areR are
covered up with dust and requesting barricades be
put on Glenview Drive to slow traffic down which
would help their dust problem.
City Council inE;tructed the Consulting Engineers
to check with Texas Bituli thic CompanJ on getting
the curb and gutters com;tructed as soon as
posr2ible, and instructed the City ManaGer to have
barricades placed on Glenview Drive to slow down
the traffic.

water well up to )00 feet deep and used for no human
consumption, with restriction that Er. Calvert come
back to the Council if he needs and desires to drill
deeper than the authorized 300 feet. The motion
carried by a vote of 5-0.

for interested persons present to speak for this zoning
case.

Mr. Glen Buokner, representing Mr. Curtis Ramey,
appeared before the City Counoil requesting approval
of PZ 72-31, to rezone approximately 27 acres out of
the T.K. Martin Survey to IF-9 One Family Dwelling
with the emergency clause added. Mr. Buckner stated
that Mr. Ramey has agreed to 1,600 foot minimum in
each house.
There being no further persons wishing to speak for
PZ 72-31, Mayor Massey called for all interested
persons present to speak against this zoning case.
There being none, Mayor Massey declared the Public
Hearing, first reading, on PZ 72-31 closed.
Councilman Faram moved, seconded by Councilman Ellis,
that the City Council approve PZ 72-31, request of
Curtis E. Ramey to rezone approximately 27 acres
out of the T. K. Martin Survey to IF-9 One Family
Dwelling, Ordinance No. 424 with the emergency clause
added and with the stipulation that the homes will
be a minimum of 1,600 square feet. The motion
oarried by a vote of 5-0.

PS 72-15 - Glenann Addition - Preliminary Plat
Mr. Glenn Buokner appeared before the City Council
requesting approval of the preliminary plat to
subdivide 86 lots in Glenann Addition.
Consulting Engineers recommended an 80 foot right-
of-way on proposed thoroughfare for future development.
Councilman Faram moved, seoonded by Councilman Smith,
that the City Council approve Glenann Addition
preliminary plat with instruction to include the
80 foot right-of-way on the proposed thoroughfare
and compliance with the Engineer's report of June 15,
1972. T~e motion oarried by a vote of 5-0.

Subject: 3-848, CITY OF NORTH RICHLAND HILLS,
GLENANN ADDITION
Dear Sirs:
We have received and reviewed the preliminary plan for Glenann Addition
and furnish you our comments as follows:
1. We believe the location of the major thoroughfare shown on the
West edge of this property will provide for the Master Thorough-
fare Plan in this area; however, the Master Thoroughfare Plan
does indicate this to be a major thoroughfare and would require
80 feet of right-of-way as opposed to the 60 feet shown on this
plan. In addition, the City's present developer Policy would
provide for City participation in this street for widening to
major thoroughfare width. In addition, the street
shown on the South edge of this property called Main Street
is indicated to be a minor thoroughfare or collector street
and should have a right-of-way width of 60 feet. Also, there
will be a small bridge required at the East end of this street,
and our interpretation of your Policies would indicate this
Developer would have a responsibility of $2,000.00 for that
bridge. The school South of this property probably should be
notified that they will also have responsibility for $2,000.00
on this bridge.
2. The sanitary sewer plan for this addition shows a paralleling
sewer from the Southeast corner of the property to the point
on the Walker Branch Outfall where no previous contractural
arrangement exists so that this Developer would have the right
to make such connection without making payment to the Baker
Interests. We would concur with this plan; however, the City
is in the process of applying for grant monies to parallel the
entire Walker Branch Outfall, and we would suggest that this
off-site sewer, as well as the sewer in Sherry Lane should
probably be oversized as necessary for that major project

and, therefore, this line could serve as the paralleling line
for the Walker Branch. In order to follow this course the
City would be resposible for the additional cost above a
6" sewer line for this installation.
3. North Richland Hills Master Water Plan indicates a major
water main 16-inch in size to follow the same route as the
Amundson Road major thoroughfare, which is shown on the
West edge of this addition. We would, therefore, recommend
that the 6-inch water main shown in that street be oversized
to 16-inch and be stubbed out on both the North and South
directions with this street. Our interpretation of the City
policies would be that the cost of the 16-inch in excess of
the cost of the 6-inch line would be City responsibility
as participation in oversizing.
4. No improvements are indicated for the Walker Branch channel
which\adjoins this addition on the East and, as we discussed
with the Developer1s Engineer, the portion of this channel
which is located on the property in question, and which is
shown by the 50-foot easement on this plat, should be improved
by excavation to proper section, clearing and grading to an
earthern channel of proper design, if it is to conform to
present City Policies. We would also request some additional
topography East of this property in order to make certain
determination as to the location of this channel in its
natural state along the Northern half of this subdivision.
