AN ORDINANCE REZONING PROPERTY IN ACCOUNANCE
WITH ARTICLE XXIX CHANGES AND AMENIMENTS,
SECTION 1 OF ORDINANCE 179, ZONING ORDINANCE
OF THE CITY OF NORTH RICHIAND HILLS, TEXAS,
PASSED, APPROVED AND ADOPTED BY THE PlANNING
AND ZONING COMMISSION AND THE CITY COUNCIL
OF THE CITY OF NORTH RICHIAND HILLS, NOVEMBER
13, 1967, AS AMENDED JANUARY 27, 1975
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING THE FOLLOWING RECOMMENDATION IS
SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHIAND HILLS BY THE
PLANNING AND ZONING COMMISSION:
RESOLVED that on Case PZ 77-26 the following described property shall be
rezoned from Local Retail to Commercial
TRACT B
SITUATED in the City of North Richland Hills, Tarrant County, Texas and being
a tract of land in the J. H. Bar lough Survey, Abstract No. 13 0, and being a
portion of that certain tract of land conveyed to E. F. Abbott by deed recorded
in. Volume 4709, Page 743, of the Deed Records of Tarrant County, Texas, and
a tract of land in said Bar10ugh Survey, and being more particularly described
as follows:
BEGINNlliG at an iron rod at the intersection of the West line of F .M. Highway
No. 1938 with the North line of College Circle, said point being in the East
line of said Abbott tract;
THENCE North 77 degrees, 52 minutes West with said North line of College Circle,
149.71 feet to the beginning of a curve to the right with a radius of 217.93
feet;
THENCE Northwesterly along said curve in North line of College Circle, 96.6
feet to the end of said curve and the beginning of a curve to the left with
a radius of 250.0 feet;
THENCE Northwesterly along said curve in North line of College Circle, 83.89
feet to an iron rod at the intersection of said North line of College Circle
with the East line of Old Smithfield Road, said point being in the West line
of said Abbott tract;
THENCE North 9 degrees, 52 minutes, 34 seconds East with said East line of
Old Smithfield Road, and said West line of Abbott tract, 42.63 feet to an iron
rod, the Northwest corner of said Abbott tract;
THENCE Northeasterly with said East line of Old Smithfield Road, North 12
degrees, 55 minutes East 62.4 feet to an iron rod; North 27 degrees, 48 minutes
East 13 9. 0 feet to an iron rod; North 43 degrees, 01 minutes East 139.1 feet
to an iron rod; North 51 degrees, 05 minutes East 166.65 feet to an iron rod;
North 61 degrees, 02 minutes, 30 seconds East 108.6 feet to an iron rod; and
North 64 degrees, 32 minutes, 30 seconds East 36.4 feet to an iron rod at the
intersection of the Southeasterly line of said Old Smithfield Road with the
West line of said F.M. Highway No. 1938;
THENCE South 12 degrees, 08 minutes West with said West line of Highway, passing
an iron rod at the Northeast corner of said Abbott tract at 468.6 feet, and
continuing in all, 625.3 feet to the PLACE OF BEGINNING, arid containing 3.263
acres, C142,119 square feet), more or less.
