WITH ARTICLE XXIX CHANGES AND AMENDE~ENTS,
SECTION 1 OF ORDINANCE 179, ZONINh ORDINANCE
OF THE CITY OF NORTH RICHLAND HILLS, TEXAS,
PASSED, APPROVED AND ADOPTED BY THE PLANNING
AND ZONING COMMISSION AND THE CITY COUNCIL
OF THE CITY OF NORTH RICHLANO HILLS, NOVEMBER
13, 1967, AS AMENDED JANUARY 27, 1975
AFTER APPROPRIATE NOTICE .I\ND PUBLIC HEARING, THE FOLLOVJING RECOMr1ENDATION IS
SUB~lITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLANO HILLS BY THE
PLANNING AND ZONING cm1rnSSION:
RESOLVED that on Case PZ 75-18 the following described property shall BE/~~~XØl
rezoned from Local Retail to Commercial
All that certain 1.06 acre tract or parcel of land situated in the W.W. Wallace
Survey, Abstract 1606, Tarrant County, Texas; said tract beinn the western part
of that tract described in deed from A.B. Canning, et ux to Donald B. Albers as
recorded in Volume 5149, page 967 of the Deed Records of Tarrant County, Texas;
said tract being further described herein by metes and bounds as follows:
Beginning at the northwest corner of this tract, at the most western northwest
corner of aforementioned Donald B. Albers tract, a larne steel rod in the south-
eastern right of way line of State High\...¡ay No. 121, said point beinÇf also the
northeast corner of tract described in lease from Helen Catherine Calloway, et
al to Shell Oil Company as recorded in Volume 3826, page 182 of said Deed Pecords
of Tarrant County, Texas;
Thence North 47 dearees 59 minutes East 161.8 feet along the aforementioned
southeastern right"of way line of State HiCjhway No. 121 to a steel rod found at
angle point;
Thence South 48 deorees 24 minutes East 50.8 feet to a steel rod set;
Thence South 24 degrees 59 minutes East 261.5 feet to a steel rod;
Thence South 65 degrees 00 minutes West 60.1 feet to a steel rod set in the
northern line of Loop 820 as described in deed to the State of Texas as recorded
in Volume 3354, page 669 of the said Deed Records of Tarrant County, Texas;
Thence North 88 degrees 26 minutes West 64.5 feet to a PK nail found set in the
remains of a concrete monument;
Thence North 84 degrees 50 minutes West 66.1 feet to steel rod found at the
southeast corner of aforementioned tract leased by Shell 0il Co.;
Thence North 24 degrees 59 minutes ~ est 198.9 feet with the eastern line of said
Shell Oil Company tract to the place of beginning.
This property is located at Highway 121 and 820 access road approximately 86 feet
West of Bedford Euless Road.
