AN ORDINANCE REZONING PROPERTY IN ACCORDANCE WITH
ARTICLE XXIX CHANGES AND AMENDMENTS, SECTION 1 OF
ORDINANCE 179, ZONING ORDINANCE OF THE CITY OF
NORTH RICHLAND HILLS, TEXAS, PASSED, APPROVED AND
ADOPTED BY THE PLANNING AND ZONING COMMISSION AND
THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND
HILLS, NOVEMBER 13, 1967
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING, THE FOLLOWING RECOMMENDATION IS
SUJ11ITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY THE
PLANNING AND ZONING COMMISSION:
RESOLVED that on case_ PZ 74-13 the following described property BE / ~
rezoned from Local Retail to Commercial
SURVEY of 1,833,195.88 square feet or 42.08 acres of land, more or less,
being a part of Commercial Tract "A" of Richland Plaza Addition to North
Richland Hills, and being out of the Maha.ley Survey, said Plat being of
record in Volume 388-22, Page 77, Plat Records, Tarrant County, Texas,
and being more particularly described as follows:
BEGINNING at a point 2,030 feet East of the Southwest corner of the Maha1ey
Lynch Survey at the intersection of the Easterly right-of-way line of
"Richland Plaza Drive" with the Northerly right-of-way line of "Broadway
Avenue" ;
THENCE North 25°44'30" East 80.0 feet to the P.C. of a curve to the left
having a central angle of 68°30' and a radius of 102.0 feet;
THENCE with said curve 122.0 feet to a P.R.C. which begins a curve to the
right having a central angle of 42°30" and a radius of 468 feet;
THENCE 347.2 feet with said curve to a P.T.;
THENCE North 0°15'30" West 333.0 feet to the f~C. of a curve to the right
having a central angle of 46°35'30" and a radius of 150.0 feet;
THENCE 122.0 feet with said curve to a P. T. ;
THENCE North 46°20' East 696.0 feet to the P.C. of a curve to the right
having a central angle of 43°35'30" and a radius of 150.0 feet;
THENCE 114.1 feet with said curve to a P.T.;
THENCE North 89°55'30" East 696.52 feet to acorner;
THENCE North 89°53'30" East 605.0 feet to a corner;
THENCE South 70°48' West 22.43 feet to a corner;
THENCE South 46°17' West 27.0 feet to a corner;
THENCE South 25°10' West 364.0 feet to a corner;
THENCE South 62°40' East 81.0 feet to a corner in the Northwesterly
right-of-way line of State Highway No. 121;
THENCE with sa.id Highway right-of-way line as follows: South 48°53' West
119.0 feet; South 47°31' West 220.4 feet; South 47°38'30" West 46.4 feet;
South 47°46' West 813.3 feet; South 47°39'30" West 47.1 feet; South 47°31'
West 306.8 feet to the intersection with the Northerly Right-of-Way... line
of Broadway A venue;
THENCE South 86°53" West 574.1 feet along said North line of Broadway
Avenue to the Point of Beginning.
