AN ORDINANCE REZONING PROPERTY IN
ACCORDANCE WITH ARTICLE XXIX CHANGES
AND M4ENDMENTS, SECTION 1 OF ORDINANCE
179, ZONING ORDINANCE OF THE CITY OF
NORTH RICHLAND HILLS, TEXAS, PASSED,
APPROVED AND ADOPTED BY THE PLANNING
AND ZONING COMMISSION AND THE CITY
COUNCIL OF THE CITY OF NORTH RICHLAND
HILLS, NOVEMBER 13, 1967
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING, THE FOLLOWING RECOMMENDATION IS
SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY THE
PLANNING AND ZONING COMMISSION:
RESOLVED that on Case PZ 74-33 the following described property shall BE/NOrnOaE
rezoned from Ag,riculture to 1F-9 One Family Dwelling
ALL that certain tract or parcel of land lying and being situated in the John
McCommas Survey, A--1040, Tarrant County, Texas, said tract or parcel of land
being the remainder of M.D. Daniel tract as conveyed by G.F. Young and wife
and recorded in Volume 1425, Page 224, Deed Records, Tarrant County, Texas in
May, 1940, as presently occupied, and further described by metes and bounds
as follows:
BEGINNING at a steel rod in the North Line of herin described tract, said point
being the Southwest corner of the E. Max Tract as recorded in Volume 4865, Page
414, Deed Records, Tarrant County, Texas, and also being the most Southerly
Southeast corner of Briarwood Estates as recorded in Volume 388-84, Page 9,
Deed Records, Tarrant County, Texas;
THENCE North 88 degrees 36 minutes 50 seconds East a distance of 223.81 feet
to a steel rod for corner, said point being at the Northwest corner of a
tract of land as recorded in Volume 5039, Page 83, Deed Records, Tarrant
County, Texas and in the South line of E. Max tract;
THENCE South 0 degrees 36 minutes 50 seconds East a distance of 420.0 feet to
a steel rod at a fence corner, said point being the Southwest corner of a tract
of land as recorded in Volume 1950, Page 187, Deed Records, Tarrant County, Tex.;
THENCE North 88 degrees 36 minutes 50 seconds East, with a fence line, a distance
of 200.0 feet to a steel rod for corner, said point being the Northwest corner
of Autrey Tract as recorded in Volume 2103, Page 445, Deed Records, Tarrant
County, Texas;
THENCE South 0 degrees 36 minutes 50 seconds Ease, a distance of ll5.0 feet to
a steel rod for corner in;existing fence line;
THENCE North 88 degrees 36 minutes 50 seconds East a distance of 220.0 feet to
a steel rod in the West R.O.W. line of Keller-smithfie1d Road, said point also
being the Southeast corner of said Autrey Tract;
THENCE South 0 degrees 36 minutes 50 seconds East with said West R.O.W. line a
distance of 129.96 feet to a steel rod for corner;

THENCE South 84 degrees 49 minutes 20 seconds West, with existing fence, a
distance of 46~.7 feet to an existing steel rod for corner;
THENCE South 86 degrees 08 minutes 05 seconds West with an existing fence,
a distance of 246.63 feet to a fence post set in concrete;
THENCE South 87 degrees 54 minutes 10 seconds West, with a fence a distance
of 238.0 feet to a steel rod by fence corner;
THENCE North 16 degrees 07 minutes 30 seconds West with fence, a distance of
43.3 feet to an existing steel pipe, said point being the Southeast corner
of a Tract 1 as conveyed to the Shelley by Deed recorded in Volume 5433, Page
267, Deed Records, Tarrant County, Texas, said point also being the R.O.W.
intersection of the North line of Hewitt Street with the East line of Hewitt
Street;
THENCE North with a fence, a distance of 665.84 feet to a steel rod for
corner, said point being an angle point in the South line of said Briarwood
Estates;
THENCE North 88 degrees 15 minutes East, with a f~nce and the South line o£
said Briarwood Estates, a distance of 312.13 feet to the place of beginning
and containing 10.62 acres of land, more or less, as surveyed by David C.
Moak, Registered Public Surveyer #156 in April 1974.
