ORDINANCE NO. 1043
AN ORDINANCE REZONING PROPERTY IN ACCORDANCE
WITH ARTICLE XXIX CHANGES AND AMENDMENTS,
-SECTION 1 OF ORDINANCE #179, ZONING ORDINANCE
OF THE CITY OF NORTH RICHLAND HILLS, TEXAS,
PASSED, APPROVED, AND ADOPTED BY THE PLANNING
AND ZONING COMMISSION AND THE CITY COUNCIL OF
THE CITY OF NORTH RICHLAND HILLS, NOVEMBER 13, 1967,
AS AMENDED JANUARY 27, 1975
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING THE FOLLOWING RECOMMENDATION
IS SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY
THE PLANNING AND ZONING COMMISSION:
RESOLVED that on Case No. PZ-83-44 the following described property shall
be rezoned from Local Retail to 2F-9-Two Family Dwellings.
BEGINNING at a point 192 varas West and 188.0 feet North 1 degree 11
minutes East of the Southeast corner of the J.C. McComas Survey at a steel
rod in the South R.O.W. line of Chapman Road;
THENCE Westerly along said South R.O.W. line of Chapman Road, as follows:
West 114.5 feet to the beginning of a curve to the left, with a radius
of 229.37 feet;
Westerly around said curve, 198.39 feet to the end of said curve and
the beginning of a curve to the right, with a radius of 304.2 feet;
Westerly around said curve to the right, 261.76 feet to the end of
said curve;
South 89 degrees 44 minutes West, 128.32 feet to a steel rod for
corner;
THENCE South 2 degrees 23 minutes West, 204.6 feet to a steel rod for
corner;
THENCE North 88 degrees 30 minutes 30 seconds East, 40.0 feet to a corner;
THENCE South 1 degree 17 minutes West, 120.0 feet to a corner;
THENCE South 39 degrees 12 minutes West, 132.7 feet to a corner;
THENCE South 57 degrees 48 minutes East, 180.0 feet to a corner;
THENCE South 88 degrees 48 minutes East, 220.0 feet to a corner;
THENCE North 78 degrees 12 minutes East, 180.0 feet to a corner;
THENCE South 88 degrees 48 minutes East, 120.0 feet to a corner;
THENCE North 1 degree 11 minutes East, 687.6 feet to the place of beginning
and containing 9.317 acres of land, more or less.

This property is located on the south side of Chapman Road and
approximately 500 feet west of Smithfield Road.
