ACCORDANCE WITH ARTICLE XXIX CHANGES
AND AMENDMENTS, SECTION 1 OF/ORDINANCE
179, ZONING ORDINANCE OF THE CITY OF
NORTH RICHLAND HILLS, TEXAS, PASSED,
APPROVED AND ADOPTED BY THE PLANNJNG
AND ZONING COMMISSION AND THE CITY
COUNCIl, OF THE CITY OF NORTH RICHLAND

AFTER APPROPRIATE NOTICE AND PUBLIC HEARJNG, THE FOI.J..OWING RECOMMENDATION IS
SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY THE
PLANNING AND ZONING C O].1MISS ION :
RESOLVED that on case PZ 74-60 the following described property shall BE/t;l HE
rezoned from ~riculture to Commercial.
All that certain tract or parcel of land lying and being situated in the John
McCommas Survey, Abstract 1040, Tarrant County, Texas and being further described
by metes and bounds as follows:
BEGINNING at the Southeast corner of a 15.0 acre. tract of land out of said John
McCommas Survey as conveyed by deed dated May 1, 1945, from G.W. Key to Johnnie
Crawford, and recorded in volume 1702, page 298 of Deed Records, Tarrant County,
Texas;
THENCE North along the East line of said Johnnie Crawford 15.0 acre tract of
land a distance of 93.0 feet to a point for corner;
THENCE West a distance of 472.5 feet to a point for corner;
THENCE South and parallel with the East line of said Johnnie Crawford 15.0 acre
tract of land, a distance of 93.0 feet to a point for corner;
THENCE East a distance of 472.5 feet to a point for corner, same bèing the place
of beginning and containing 1.0 acre of land, more or less, and being the same
tract of land as conveyed by deed dated March 25, 1952 from Bart A. May and wife,
Lillie Beatrice May to J .M. Humphreys and recorded in volume 2415, page 189,
Deed Records Tarrant County, Texas;
Save and except any part or portion therof in the use of occupance of any public
road or highway.
This property is located approximately 399 feet South of Odell Street on Smith-
field Road.

KNOW ALL MEN BY THESE PRESENTS:
That R. W. Wright for Ten and no/100 ($10.00) Dollars and other
good and valuable consideration, the receipt and sufficiency of
which is hereby acknowledged, does hereby covenant on behalf of
himself, his heirs, and assigns, that this one acre tract shall be
used solely for the purpose of an automative repair garage and that
the facilities now existing and used for such purpose may not be

enlarged.
If the property is put to any other use, the City of North
Richland Hills, Texas or its successor, may rezone, without the consent
of said R. W. Wright, his heirs, and assigns, to any more restrictive
classification, and the said R. W. Wright, on behalf of himself, his
heirs, and assigns, hereby waive any and all damages resulting solely
from such rezoning.
It is expressly herein provided that this covenant is intended to
and shall IIrun wi th the 1 and II above descri bed or any part thereof.
