AN ORDINANCE RE-ZONING PROPERTY IN ACCORDANCE
WITH ARTICLE XXIX CHANGES, AND AMENDMENTS,
SECTION 1 OF ORDINANCE 179, ZONING ORDINANCE
OF THE CITY OF NORTH RICHLAND HILLS, TEXAS,
PASSED, APPROVED AND ADOPTED BY THE PLANNING
AND ZONING COMMISSION AND THE CITY COUNCIL
OF THE CITY OF NORTH RICHLAND HILLS, NOVEMBER
13, 1967
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING, THE FGlLLING RECOMMENDATION IS
SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY THE
PLANNING AND ZONING COMMISSION:
IlRESOLVED THAT ON CASE PZ 73- 10 the following described property BE//'AftJ//3t/
rezoned from "AGRJCUT!lØB.F." to "IF-:12 ONE FAMILY DWEI..I.ING"
described as follows:
SITUATED in Tarrant County, Texas, and being a tract of land in the JOHN CONDRA
SURVEY, Abstract No. 310, and being a portion of that certain tract of land con-
veyed to John H. Parks by deed recorded in Volume l44l, Page 506, of the Deed
Records of Tarrant County, Texas, and being more particularly described as follows:
COMMENCING at the Northwest corner of said Parks tract, said point being in the
center of County Road No. 3113, and by description, 100 vara:s South and 676.8
varas West of the Northeast corner of said Condra Survey; THENCE South 89°, 23
minutes East with the North line of said Parks tract, and with center line of
said County Road No. 3ll3, 235.2 feet to the PLACE OF BEXìINNING of the TRACT
HEREIN DESCRIBED: THENCE South 89°, :12 minutes, 30 seconds East with said North
line of Parks tract, and with said center line of County Road No. 3113, 1267.2
feet; THENCE South 0 0, 08 minutes West, passing an iron rod in the South line of
said County Ra. at 19.0 feet, and continuing with fence in the West line of that
certain 9.038 acre tract conveyed to E.L. Warren by deed recorded in Voliune 4666,
Page 162, Deed Records, Tarrant County, Texas, in all, 1038.9 feet to an iron rod
in pJ.âce at fence corner, the Southwest corner of said Warren tract, said point
being in the South line of said John H. Parks tract; THENCE North 89°, 33 minutes
West with fence in said South line of Parks tract, :1281.0 feet to an iron rod in
place at fence corner; THENCE North 0°, 59 mirmtes East with fence, 482.62 feet
to an iron rod in place; THENCE North 18°, 54 minutes East with fence, 38.8 feet
to iron rod in place; THENCE North 51°, 27 minutes East with fence, 41.0 feet to
iron rod in place; THENCE North 1°, 30 minutes West with fence, 82.6 feet to iron
rod in place at fence corner; THENCE North 86°, 37 minutes West with fence, 41.4
feet to iron rod in place at fence corner; THF1iCE North 0°, 59 minutes East with
fence, passing an iron rod in place in the South line of said County Road No. 3113
at 397.6 teet, and continuing in aU, 416.6 feet to the PLACE OF BmINNING, and
containing 30.392 acres, of which 0.553 acres is contained in said. County Road,
leaving a net acreage of 29.839 acres, more or less. This property is bounded on
the North by Edmond Sprouce Road, East of Douglas Lane, and West of Oakvale
Addition.
STIPULATION: Building of residence having a minimum of 1600 square feet in the
living area.
