ORDINANCE NO. 366
AN ORDINANCE COMPLYING WITH ARTICLE XXIX
CHANGES AND AMENDMENTS, SECTION 1 OF
ORDINAI\CE 179, ZONING ORDINANCE OF THE CITY
OF NORTH RICHLAND HILLS, TEXAS, PASSED,
APPROVED AND ADOPTED BY THE PLANNING AND
ZONING COMMISSION AND THE CITY COUNCIL OF
THE CITY OF NORTH RICHLAND HILLS, NOVEMBER 13,
1967.
Section 1 of Ordinance No. 179 reads as follows:
"The governing body may from time to time amend, supplement or change by
ordinance the boundaries of the districts or the regulations herein established. "
NOW THEREFORE, THE FOLLOWING RECOMMENDATION IS SUBf'v'1ITTED
TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY
THE PLANNING AND ZONING COMMISSION:
ON CASE PZ 71-19 the following described property is hereby recommended
to be approved to be rezoned from "IF-12 One Family Dwelling" to a proposed
classification of "Planned Development" described as follows: TRACT NO. 4:-
A tract of land out of the E. S. Carder and L. C. Walker Surveys in North
Richland Hills, Tarrant County, Texas, and being described as follows:
BEGIN at a point 200.0 feet North 890 31' East from the Northeast corner of
Lot 8-R, Block 2, Richland Oaks Addition; THENCE North 890 31' East 126.5
feet to the Northeast corner of a four acre tract for corner; THENCE South
0007' West 539.0 feet to the Southeast corner of a four acre tract for corner;
THENCE North 890 25' West 101.5 feet to a point for corner; THENCE North
880 30' West 225.0 feet to the Southwest corner of said four acre tract;
THENCE North 00 07' East 379.3 feet to a point for corner; THENCE North
890 35' East 200.0 feet to a point for corner; THENCE North 00 07' East 150.0
feet to the point of beginning. Containing 3.31 acres. TRACT NO.5: Survey
of a tract of land out of the L. C. Walker Survey in North Richland Hills,
Tarrant County, Texas, and being described as follows: BEGINNING at a point
200.0 feet North 89031' East from the Northeast corner of Lot 8-R, Block 2,
Richland Oaks Addition: THENCE North 00 07' East 1065.8 feet to the South
line of Harwood Road for corner; THENCE South 570 44' 130.25 feet to a point
for corner; THENCE South 00 07' West 971.77 feet to a point for corner;
THENCE South 27044' West 40.17 feet to a point for corner; THENCE North
89031' East 128.65 feet to the point of beginning. Containing 2.54 acres.
TRACT NO.6: A tract of land out of the L. C. Walker Survey in North
Richland Hills, Tarrant County, Texas, and being described as follows: Begin
at a point North 890 31' East 71.35 feet from the Northeast corner of Lot 8-R,
Block 2, Richland Oaks Addition; THENCE North 890 31' East 128.65 feet to
a point for corner; THENCE South 00 07' West 150.0 feet to a point for corner;
THENCE South 890 31' West 200.0 feet to a point for corner; THENCE North
00 07' East 14.0 feet to a point for corner; THENCE North 27044' East 153.98
feet to the point of beginning. Containing 0.58 acres. This property is bounded
on the West by the drainage ditch through Richland Oaks, and on the North by
Harwood Road.
SUBJECT TO THE FOLLOWING CONDITIONS:
The private street provided for in the Planned Development shall be made a
public street and a 50 foot right-of-way provided therefore and the street be
rerouted from the South end of the single family unit portion of the Planned
Development to connect with the North end of Oakridge Terrace where the
existing 50 foot right-of-way ends. Construction plans and routing of the street
shall be subject to the approval of the City Manager and City Engineer. Permis-
sion is hereby granted to reposition the Multiple Family two-story units in the
Planned Development provided the number of Multiple Family two-story units
is not increased. A new plan indicating these changes shall be submitted to
the City Manager for approval within 20 days and shall upon approval become
a part of this ordinance.
Construction plans for all facilities including street, drainage, utilities and
buildings shall be approved by the City Manager and City Engineer prior to
commencement of any construction within the development. Any easements
and right-of-way deemed necessary for the construction of public facilities
shall also be obtained prior to commencement of such construction.

NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND
HILLS, ACTING IN SPECIAL SESSION HEREBY DECLARES THAT THE
ABOVE DESCRIBED PROPERTY IN CASE NO. PZ 71-19 IS HEREBY
APPROVED THIS 11th DAY OF AUGUST, 1971.
