NORTH RICHLAND HILLS, TEXAS, PASSED, APPHOVED
AND ADOPTED BY THE PLANNING AND ZONING COH-

Section 1 of Ordinance No. 179 reads as follows:
"The governing body may trom time to time amend, supplement or change by
ordinance the boundaries of the districts or the regulations herein esta.blished"
NOVl THEREFOHE, THE FOLWiVING RECONHENDATION IS SUBMITTED TO THE CITY COUNCIL
OF THE CITY OF NORTH RICHLAND HILLS BY THE PLANNING AND ZONING COMHISSION:
ON CASE PZ 7J.-2J. the tollowing described property is hereby reconmlended to be
approved to be rezoned from "Agriculture" to a proposed classification ot
tlComnunity Unit Planned Development'! described as fo1.lows: FIELD NOTES ot two
tracts ot land out ot the Thomas Peck Survey, A-12J.O, and the S. Richardson
Survey" A-1266, Tarrant County, Texas, and being .further described by metes
and bounds as to11ows: TRACT 1: Being part ot the Thomas Peck Survey, A-l21O,
situated about 12.6 miles North 35° East .from the Courthouse in Tarrant County,
Texas; and embracing the tract described in deed to J .M. and E.M. Carruth re-
corded in VoJ.ume 2096, Page 68, Deed Records, Tarrant County, Texas; BEGINNING
at a corner post ot a tence, set in concrete, tor the Southwest corner of said
Thomas Peck Survey and the Southwest corner ot said CaITuth tract; THENCE North
0° 02 minutes East, J.lJ.7.6 teet to a steel rod; the Northwest corner ot said
Carruth tract; THENCE South 89° 58 minutes East, 1670.8 feet to a steeJ. rod;
the Northeast corner of said Carruth tract; THENCE South 0° 02 minutes West,
J.lJ.7.6 feet to a steeJ. rod, the Southeast corner ot said Car.ruth :tract; being
in the South line ot said Peck Survey; THENCE North 89° 58 minutes West, 1670.8
teet to the place ot beginning, and containing 42.87 acres ot land. TRACT 2:
Being a part ot the S. Richardson Survey, A-1266, situated 12.5 miles North 35°
East from the Courthouse in Tarrant County, Texas, and embracing the 40.4 acres
tract conveyed to Dr. C.P. Hawkins by deed recorded in VoJ.ume 3217, Page 277,
Deed Recórds, Tarrant County, Texas; BEGINNTh"G at a red sand-stone, about 8 inches
square, set in the ground and marked "Y" on top, tor the Northeast corner of said
Hawkins tract and being in the North line of said Richardson Survey and the South
line ot T. Peck Survey; THENCE South 0° II minutès East, 1.327.2, feet to a pipe
tor the Southeast corner of sÇ.d Hawkins tract; THENCE North 89~ 58 minutes West,
J.326.4 feet to a steeJ. rod in the North bank ot Bear Creek tor the Southwest
corner of said Hawkins tract; THENCE North 0° 11 minutes West, 1327.2 feet to a
steeJ. rod set in ,.the COnDnOn line ot said Peck and Richardson Surveys for the
Northwest corner of said Hawkins tract; and being 378.9 feet East from the South-
west corner of said Peck Survey; THENCE South 89° 58 minutes East, along said
common line of surveys, 1326.4 teet to the place of beginning, and containing
40.4 acres ot land. This property is bounded on the West and South by Green-
valley Raceway and McClure property, and J.a.ys North ot Texas Power and Light

NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF NORTH
RICHLAND HILLS, ACTING IN REGULAR SESSION HEREBY DECLARES
THAT THE ABOVE DESCRIBED PROPERTY IN CASE NO. PZ 71-21 IS
HEREBY PASSED THIS 23rd DAY OF AUGUST, 1971, CONTINGENT UPON
THE FOLLOWING AMENDMENTS:
1. 70 foot street right-of-ways.
2. Improved driveways by reinforced concrete minimum 10 foot
width.
3. Submit design sections for drainage improvements within
easements for approval.
4. Perpetual maintenance agreements as covenants running
with land which provide for property owner maintenance of
such drainage improvements.
5. Easements provided where four drainage courses discharge
onto Tract A and route and profile of ditches necessary to
convey these discharges to a natural watercourse.
6. Corrected plat be furnished the City by September 13, 1971.
