ORDINANCE NO. 201
AN ORDINANCE COMPLYING WITH ARTICLE XXIX,
CHANGES AND A~ŒNDMENTS, SECTION 1 OF ORDI-
NANCE 179, ZONING ORDINANCE OF THE CITY OF
NORTH RICHLAND HILLS, TEXAS, PASSED, APPROVED
AND ADOPTED BY THE PLANNING AND ZONING COM-
MISSION AND THE CITY COUNCIL OF THE CITY OF
NORTH RICHLAND HILLS, NOVEMBER 13, 1967.
Section 1 of Ordinance No. 179 reads as follows:
"The governing body may from time to time amend, supplement
or change by ordinance the boundaries of the districts or
the regulations herein established."
NOW, THEREFORE, THE FOLLOWING RECOMMENDATION IS SUBMITTED TO
THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY THE
PLANNING AND ZONING COMMISSION:
CASE PZ 68-16
The Planning and Zoning Commission of the City of
North Richland Hills met at 7:30 P.M. June 17,
1968 to hear and determine the application of Mr.
Clint Smith to rezone the following described
property from its present classification of IF-12
One Family Dwelling and Agriculture to a proposed
classification of Local-Retail.
Being a portion of the W. W. Wallace Survey,
Abstract No. 1606, located in North Richland Hills,
Tarrant County, Texas and being in two tracts of
land and being more particularly described by
metes and bounds as follows:
First tract approximately 28 acres. Beginning at
a point that is 155 0/10 feet South 89 degrees 37'
East of the Southeast of the "Second Tract" of that
certain conveyance to Corinne B. Jackson, et vir,
by Deed Recorded in Volume 3160, Page 150 in the
Deed Records of Tarrant County, Texas, said corner
being in the West line of a School Tract; THENCE
South 0 degrees 21' West 375 0/10 feet to the
beginning of a curve to the right with a radius of
324 86/100 feet; THENCE Southerly with the arc of
said curve, 99 2/10 feet, THENCE South 17 degrees
51' West 15 8/10 feet to a point in the North R.O.W.
line of State Highway No. 217; THENCE Westerly with
the North R.O.W. line of said Highway and a curve to
the left with a radius of 5904 58/100 feet, a dis-
tance of approximately 895 feet to a point for
corner, said corner being at the Southeast corner
of a one acre tract; THENCE North 9 degrees 08' 20"
East 123 93/100 feet to a point; THENCE North 80 de-
grees 24' 39" West 165 0/10 feet to a point for corner;
THENCE South 12 degrees 35' 21" West 128 0/10 feet to
a point at the Southwest corner of one acre tract
and a point in the North R.O.W. line of Highway 217;
THENCE Westerly with the North R.O.W. of said High-
way and a curve to the left with a radius of 5904
58/100 feet, 30 feet to a point for corner, THENCE
North 12 degrees 35' 21" East 487 05/100 feet to a

240 0/10 feet to a point for corner; THENCE North
15 degrees 17' 15" West 191 1/10 feet to a point in
the Southeast R.O.W. of the Texas Electric Service
Company Tract as Recorded in Volume 2821, Page 291 in
the Deed Records of Tarrô~t County, Texas; THENCE
North 66 degrees 27' East along said R.O.W. line,
1225 3/10 feet to a point in the West line of above
mentioned school tract; THENCE South 23 degrees 33'
East 180 0/10 feet to the beginning of a curve to
the right with a radius of 706 51/100 feet; Southerly
with the arc of said curve, 276 4/10 feet to a point
for corner; THENCE South 1 degree 08' East 517 3/10
feet to the point of beginning and containing approxi-
mately 28 acres of land.
Second Tract approximately 23 acres. Beginning at a
point in the Northwest R.O.W. line of the above
mentioned Texas Electric Service Company tract at a
fence corner that is approximately 1360 feet South
o degrees 15' West and approximately 2045 feet
Easterly from the Northwest corner of the "First
Tract" of that certain conveyance to Corinne B.
Jackson, et vir, by Deed recorded in Volume 3160,
Page 150 in the Deed Records of Tarrant County, Texas;
THENCE South 66 degrees 27' West along the Northwest
R.O.W. of Tesco Tract, approximately 1860 feet to a
point for corner; THENCE North 88 degrees 20' West
155 6/10 feet; THENCE North 89 degrees 37' West
150 0/10 feet to a point in Rufe Snow Drive, said
point being in the West line of W. W. Wallace Survey;
THENCE North 0 degrees 15' East along the West line
of Wallace Survey, approximately 750 feet to a point
for corner; THENCE Easterly to and along a fence
line, approximately 2045 feet to the point of begin-
ning and containing approximately 23 acres. Compiled

The Planning and Zoning Commission, with the following
members present: Mr. Ray Porter, Chairman, Mr. Clarence
Pyron, Vice Chairman, and Mr. John Crawford, voted
unanimously in favor of recommending approval of this
zoning request as submitted. The Planning and Zoning
Commission, therefore, recommends the approval of the
City Council on Planning and Zoning Case PZ 68-16.

NOW, THEREFORE, BE IT ORDAINED by the City Council of the City
of North Richland Hills, acting in regular session declares that the
recommendation of the Planning and Zoning Commission is hereby
PASSED AND APPROVED THIS 12th day of AUGUST , 1968, upon second
reading, with 7 Councilmen present and 7 Councilmen voting
yes and -º- Councilmen voting no. ---
