ORDINANCE 2263
AN ORDINANCE REZONING PROPERTY IN ACCORDANCE WITH
ARTICLE 2, SECTION 200, OF ZONING ORDINANCE NUMBER 1874,
PASSED, APPROVED AND ADOPTED BY THE CITY COUNCIL ON
MARCH 22, 1993; PROVIDING A SEVERABILITY CLAUSE; AND
PROVIDING AN EFFECTIVE DATE.
WHEREAS, the City has received a request for a change in zoning district boundaries;
and
WHEREAS, after appropriate notice and public hearing, the Planning and Zoning
Commission of the City of North Richland Hills, Texas, has forwarded a
recommendation to the City Council for amendment of Ordinance No. 1874 and the
Official Zoning Map by rezoning certain property as set forth herein;
NOW THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
NORTH RICHLAND HILLS, TEXAS:
1.
THAT, in Case Number PZ 97-53, the following described property shall be rezoned
from Ag, Agricultural to C1, Commercial.
BEING a Portion of Tract 2, Brentwood Estates Addition (Located in the 8600 Block of
Davis Blvd.), an addition to the City of North Richland Hills, Tarrant County, Texas as
recorded in Volume 388-97, of the Plat Records of Tarrant County, Texas and being
more particularly described by metes and bounds as follows:
BEGINNING at a % inch steel rod found for the northeast corner of said TRACT 2, and
being in the westerly right-of-way line of Davis Boulevard,
THENCE South 89 degrees 32 minutes 55 seconds West, along north line of said Tract
2, a distance of 350.00 feet to a point for corner;
THENCE South 00 degrees 27 minutes 05 seconds East, departing from the north line
of said TRACT 2, a distance of 174.51 feet to a point for corner;
THENCE North 88 degrees 14 minutes 55 seconds East, a distance of 55.01 feet to a
point for corner in the easterly line of TRACT 2 and the westerly line of said Davis
Boulevard;
THENCE, South 00 degrees 27 minutes 05 seconds East, with said westerly right-of-
way line of Davis Boulevard and the easterly line of TRACT 2, a distance of 11.85;
THENCE, North 88 degrees 14 minutes 55 seconds East, a distance of 189.75 feet to a
point on the west right-of-way line of Davis Boulevard;

Thence, North 33 degrees 21 minutes 02 seconds West 24.78 feet to a % inch capped
steel rod stamped "MOAK SURV INC" found for the beginning of a curve to the left;
THENCE northeasterly along said westerly right-of-way line having a radius of 2804.80
feet, and a central angle of 03 degrees 38 minutes 45 seconds, and arc length of
178,47 feet and a long chord of North 31 minutes 23 seconds East at 178.44 feet to the
POINT OF BEGINNING and containing 1.186 acres of land.

THAT, the Official Zoning Map be redrawn to incorporate this zoning district boundary
amendment and the herein described ordinance number be affixed to the property
described herein.

SEVERABILITY CLAUSE. That it is hereby declared to be the intention of the City
Council that the section, paragraphs, sentences, clauses and phrases of this ordinance
are severable, and if any phrase, clause, sentence, paragraph or section of this
ordinance shall be declared invalid or unconstitutional by the valid judgment or decree
of any court of competent jurisdiction, such invalidity or unconstitutionality shall not
affect any of the remaining phrases, clauses, sentences, paragraphs or sections of this
ordinance, since the same would have been enacted by the City Council without the
incorporation in this ordinance of any such invalid or unconstitutional phrase, clause,
sentence, paragraph or section.
4.
EFFECTIVE DATE. This ordinance shall be in full force and effect from and after its
passage.
