ORDINANCE NO. 2361
Original ordinance and site plan was never received frool Planning Department for
signatures. Attached is copy of ordinance provided to Council in their February 8, 1999
agenda packets, Ordinance was approved on February 8J 1999 subject to confirming
with landscaping and sign variances at the time of building permit application and with
the right-in only.

AN ORDINANCE BY THE CITY OF NORTH RtCHLAND HILLS1 TEXAS
AMENDING ORDINANCE NUMBER 1874, THE ZONING ORDINANCE,
TO AUTHORIZE A. SPECIAL USE PERMIT FOR A CONVENIENCE
STORE, CAR WASH, AND RESTAURANT; PROVIDING A
SEVERABILITY CLAUS.E; PROVIDING A. SAVINGS CLAUSE; AND
PROVIDING AN EFFECTIVE OA TE"
WHEREAS, after appropriate notice and pubHc hearingt the Planning and Zoning
Commission of the City of North Richland Hills, Texas. has forwarded a
recommendation to the City Council for amendment of Ordinance No. 1874 by changing
said Zoning Ordinance as set forth herein; now therefore,
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND
HilLS, TEXAS:
1.
THAT, in case number PZ 98~55, a Special Use Permit be hereby authorized for a
convienence storet car wash, and restaurant on the property described as follows:
lot 5, Block 1, Walker Branch Addition.
2.
THAT. the development of the property shall be in accordance with the site plan
attached to this Ordînance as "Exhibit A"
3.
THATt the landscaping and signage for the site shall at the minimum meet City
regulations at the time of buifding permit application.
4.
SEVERABILITY CLAUSE. That it is hereby declared to be the intention of the City
Council that the section. paragraphs, sentences, clauses and phrases of this ordinance
are severable, and if any phrase, ctause, sentence, paragraph or section of this
ordinance shall be declared invalid or unconstitutional by the valid judgment or decree
of any court of competent jurisdiction, such invalidity or unconstitutionality shall not
affect any of the remaining phrases, clauses. sentences, paragraphs or sections of this
ordinance, since the same would have been enacted by the City Council without the
incorporation in this ordinance of any such invalid or unconstitutional phrase, clause,
sentence. paragraph or section.

5.
SAVINGS CLAUSE. That Ordinance Number 1874, the Zoning Ordinance of the City
of North Richland Hills, Texas. as amended, shall remain in fuft force and effect save
and except as amended by this Ordinance.
6.
EFFECTIVE DATE. This ordinance shaH be in fuU force and effect from and after its
passage.
